When Do You Need a Roof Placement?

Roof ReplacementUnlike most people, you don’t have to wait until your roof begins to leak for you to make a replacement.

A common question among most property owners is – how much hail damage should prompt you to replace your roof?

Luckily, there are signs that you can look out for to let you know it’s about time to replace your roof.

    They’re as follows:

    Water Damage

Most roofs are prone to water damage which usually occurs around vents and chimney flashings. Water damage on your roof is a sign that you need to get it replaced.

    Cracked or Brittle Shingles

It should go without saying that brittle or cracked shingles should be replaced as soon as possible. In case you’re wondering, cracked shingles are mostly caused by wind damage.

    Curled Shingle Edges

This is another telltale sign that is caused by harsh elements like the sun, snow, and rain. As your roof is continually exposed to these harsh elements, it will wear down over time causing your shingles to curl or bend.

    Storm Damage

Rough damage by storms such as lightning strikes and wind can destroy your roof. For instance, lighting strikes can cause trees to drop on your roof and cause holes and create a ground for water damage.

    Attic Leaks

Leaks and dark streaks in the attic could be a sign that your roof is leaking water.

Oftentimes, attic leaks are caused by poorly installed roofing or broken seals. Attic leaks are also common on tile roofs.

    Damaged or Broken Flashing

Consider replacing your roof if you notice that the flashing is damaged or broken. The flashing keeps moisture from the joints and prevents water damage. Its condition will depend on the quality of the age of your roof.

    Roof Debris in the Gutter

You should make it a habit to check the gutter for traces of shingles or loose granules. Long-term usage and exposure to harsh weather conditions will cause your asphalt shingles to deteriorate.

When this happens, you will see granules – which are used as a topcoat – falling into the gutters. This should tell you that it’s time to replace your roof.

    Missing Shingles

Missing shingles should be enough reason to replace your entire roof, especially if aesthetics matters to you.

This is because it is difficult to find a new shingle that complements the color of the old one.

    Multiple Roofing Shingle Layers

If you notice multiple layers of shingles on your roof, don’t hesitate to call for a reliable roofing contractor.

This is because multiple layers may create an opportunity for vapor drive, leading to a weakened roof deck.

Why Roof Replacement or Reroofing is a Good Decision

If you are having problems with your roof, you have two options: either reroof or replace it. To make the right decision, you need to understand the difference between these two so you can select the one that works best for you.

      Roof Replacement

Roof replacement is the process of removing the old roof and replacing it with a new one.

Roof replacement is necessary when the roof is damaged on multiple spots and roof repair is not an option. Since it involves replacing everything, the new roof cost is high. Also, the labor cost per square is considerably high. Nonetheless, roof replacement is a good decision if you want a brand new roof that will serve you for decades. It is also a great option if you are looking to sell your home and want to increase its value. It also helps fix underlying issues, provides better protection, and improves safety for your home.

ReroofingOn the other hand, reroofing is the process of adding a new layer of shingles on top of your existing one.

It is a great way to add the curb appeal to your home without the roof replacement cost.

The main purpose of reroofing is to improve the longevity of your old roof. It is recommended if there is a single layer of shingles that is already in good shape.

Apart from the roof repair cost being affordable, reroofing is also a good choice if you don’t have the time to undertake a full roof replacement as it’s a lot faster and doesn’t require a lot of effort.

      New Roof Cost

If your roof is in bad condition, you may be asking “How much does it cost to replace a roof?”. As mentioned earlier, replacing your old roof with a new one can be expensive compared to just reroofing.

A roof replacement project can cost between $4,900 to $14,000. You should also consider factors like the location, choice of shingles, style of your property, and roof complexity when determining how much does a new roof cost.

Average Cost for Replacing a Roof in the Chicagoland Area

In Chicago, your home’s location plays a big role in determining the cost to install a new roof. Typically, the labor costs for a roof replacement is generally high and will vary from one location in Chicago to another. This is also true for the average cost to tear off and replace roof. In the Chicagoland Area, the average cost to replace a roof is between $11,600-$14,200 depending on the material, the shape of your roof, pitch of the roof, number of layers and overall difficulty of the project.

Cost of Reroofing Your House in Chicago Suburbs

Just like in any other service business, the roofing prices of reroofing your house in the Chicago suburbs are lower than that of the Chicagoland area. The cost of reroofing your house in this area is not as high as that of the Chicagoland area.

The average cost is between $400 to $550 depending on the job size, cost of materials, and labor.

How Much Do Roofing Materials Cost?

When you are calculating how much is a new roof, you should consider the type of material you choose. This is because different roofing materials have varying prices.

In Chicago, the type of material makes up for almost 45% of the total cost of roof replacement.

Below is a guide on the cost of different roofing materials.

      Asphalt Shingles

Asphalt ShinglesThe asphalt shingle roof comes in two types: fiberglass shingles and organic shingles.

Fiberglass shingles are preferred by many property owners since they have less asphalt content, making them more fire-resistant.

Organic shingles, on the other hand, have less fire-resistant features due to their high asphalt content.

Asphalt shingles are cost-effective and are easy to install. If you are looking for the least expensive roofing material, the three-tab asphalt shingles would be an excellent choice.

These roof shingles cost from $75 to $90 per square. However, you should be cautious of this roofing material as it is very thin and prone to wind damage.

Architectural shingles are exceptionally durable compared to the three-tab shingles.

This type of asphalt shingle can range from $140 to $180 per square footage.

The premium asphalt shingles like the slate roof are on the higher side and come with a limited lifetime warranty.

You can buy these shingles between $225 to $250 per square.

      Roof Replacement Warranty & Insurance

Basically, most manufacturers provide a roofing warranty of 25 years. However, some manufacturers offer a lifetime warranty, especially for top-notch roofs.

When deciding to do a roof replacement, it is also important to keep the roofing insurance in mind.

Reliable insurance companies will provide you with discounts when you install high-end and durable roofing solutions like impact-resistant shingles. This is because they are less likely to get damaged, thus reducing the claims.

Typically, homeowner’s insurance provides coverage for roof damage that is not a result of neglect. Before you begin working on your project, ask your provider insurance roof replacement questions. This will help you decide whether it will be worth paying for the replacement cost yourself or pay a deductible and make high payments for years.

      Our Roof Replacement Process

Before you hire roofing contractors to work on your project, you first need to understand the roofing process. Here is the process that we follow for all our roofing projects:

      Removing Existing Shingles

After inspecting your roof and the damage it sustained, we will give you a roof replacement estimate so we can begin working on the job promptly.

To set up the roof replacement project, we begin by removing old and damaged shingles. We do this while ensuring the safety of your home and everyone in it. Before removing the existing shingles, we carefully place dumpsters at the bottom of the roof to prevent accidents.

Our crew also uses tarps during the teardown process to ensure that your plants are protected. They will then get down to work and remove the old roofing material. We have the right tools for the job regardless of your roofing material.

If your roof is asphalt shingle, we will use a shingle fork to remove the old shingles on each row. If your roof is metal, we will use a full-sized pry bar to pry the panels until they are loose.

      Inspecting Old Flashing

Once we have cleared the old roofing and underlayment, our team will then inspect the old flashing to determine if it needs replacement. This is basically the galvanized or aluminum steel that is placed on the roof’s joint to prevent water seepage.

They will inspect the flashing for different areas and decide whether to repair or just replace them depending on the condition. If necessary, we install the valley flashing on areas where the two roof planes join. We also apply flashing to areas prone to leaks like the stack vents and chimneys.

      Laying Down the Underlayment

Putting down the underlayment before installing the new roof is crucial as it provides protection to your roof against water damage. It is a building code requirement and should be installed by reliable contractors.

In our process of laying the underlayment, we begin by putting the ice & water barrier below the drip edge. The ice & water barrier secures your home from water that may seep underneath.

We will then put down the underlayment over the ice & water barrier and above the drip edge. After spreading the underlayment, we will finish off by placing the material on top of the ridge until it covers the top edge of both rows.

      Installing the New Roof

We then begin the process of roof installation depending on the type of roof. If you want a shingle roof installed, we will first place starter shingles before placing the main shingles. Starter shingles protect your roof and keep it free from water. To finish off the installation, we will use nails to hold the shingles in place.
